Intestate and Deeds

What is the name of your state? Alabama

My mother died intestate. When assessing the estate, they will have to consider a marital residence and 3 rental houses. How much will the type of deeds (tentants in common, joint tentancy) effect the bottom line?

If 2 of them have survivorship, do they count as part of the estate? Or are they completely separate when it comes to inventory of the estate?

Any help is appreciated.

Jointly held property (real, personal, mixed) does not pass through probate; the title passes immediately on the death of one of the joint tenants.
