What is the name of your state (only U.S. law)? California
Is a signed lease valid if no monies have been paid to the landlord? or in California if for a lease that is for more than a year - no Agency Disclosure was given to the prospective tenant with the lease?

Once the lease is signed it is a binding contract. If the tenant does not pay and take occupancy the tenant should not be surprised if they are sued.
