What is the name of your state (only U.S. law)? Georgia

I rent out my basement as one bedroom apartment. Earlier this month I had to go out of town for business and ended being gone for two weeks (temp. was in 60's). While I was gone my pipes busted between my 1st and 2nd floor causing water damage on my 1st floor and the basement apartment. My question is am I (landlord) responsible for the water damage to my tenants personal property (tv, bed, clothes, etc.) or should that be something covered by renter's insurance?

While the renter's insurance might cover it, if the insurance company feels they have reasonable evidence that the damage was your fault, they might come after you after paying the tenant's claim. Why did the pipes burst?
