What is the name of your state? California

Is a person who rents a house, but also rents one of the rooms out privately, considered a landlord? (in legal terms, to the person renting the single room)

The landlord is the property owner, responsible taxpayer, or mortgage holder. Legally, the renter who re-rents a room at a premise or re-rents the entire premise creates a sub-lease, making the renter a sub-lessor and the under-tenant a sub-lessee.

ok so if the sub-lessee wants to sue the sub-leaser, is the sub-leaser considered the "landlord" in legal terms?

Yes , as long as the original Landlord approves of the renting of rooms .

Either way you sue the person you done business with .

Whether or not the original landlord approves, the "sub-landlord" is still the "landlord" to the "sub-tenant"
