I have this lease, it reads:

Clause 4. Term of the Tenancy
The term of the rental will begin on (Oct 11, 2014), and end on (estimate May. to be determined.) If Tenant vacates before the term ends, Tenant will be liable for the balance of the rent for the remainder of the term.

What does this mean? I need to move out for medical reasons and I want to know if I deserve my security deposit back, and if I am "breaking" the lease or not?

What was discussed when you moved in?

Is there anything ales regarding notices?

Anything regarding staying longer than May?

As there is no definite end date, I think that this can reasonably be interpreted as a month-to-month lease.
