What is the name of your state? Norfolk,Va

I live in a townhouse that I am renting and due to personal Hardships my rent was a week (7 Days) late. When I paid it. the same day I got a notice from the city of norfolk (Sheriffs Department) to vacate the premises. But I already paid the rent and late fee's. And it was quickly Accepted by the Rentor's Company and I heard Nothing else about it. but later it appeared on my credit report as a Judgement and is very damaging.
My Question is: Is there a law stating how long you must be overdue before some company can put in a judgement on you?

*** No.

But why didn't you show up at court at the time/date scheduled and present your defense that the rent payment was made and accepted?? The acceptance of the payment should have stopped the legal process.

Not knowing to much about the law I thought the company was suppose to stop the legal process being the rent was paid.

Rent

I live in Washington State and have managed several apartments. When a tenent is late they are served w/a 3 day pay or vacate notice. If the amount due is paid and accepted by the management company the notice is then invalid. I am surprised that there was a judgement made in such a short time as I always tried to work with the tenent. If the 3 day pay or vacate was ignored we then served them with a 20 day vacate notice, then proceeded with legal action. Many people don't realize that a 3 day notice can only be served for non payment of rent, and a 20 day notice must be served on the 10th of the month (11th if the month has 31 days) I would advice anyone renting property to either go to your local library, go on the internet, or buy a copy of the "Landlord/Tenent Laws" pertaining to your state so you will know where you stand regarding the law.

That isn't really true. When the landlord or manager accepts the payment, the 'pay or vacate' notice CAN be voided by the tenant showing the court that payment was made and accepted. The waiver of the notice is NOT automatic, as is shown in this case. The landlord apparently chose to proceed with the eviction and the tenant didn't challenge.
