My girlfriend and I rent a trailer and land here in Oklahoma inside a park. A couple of weeks ago the landlord sent a man around to pick up old appliances from unoccupied rentals. We had a dryer setting outside, we were waiting for the belt to come in. The man took this dryer and we called the landlord on it. She said she would get it back or replace it. It's been two weeks and the part came in Friday evening and we need it back or them to get another one for us. We have called her on it and all we get is the answering machine. It's like she is avoiding our calls. When we signed the lease she stated to us that nobody from her office would come on our property for any reason without leaving a note stating what they were doing, there was no note. What can we do legally?

Sue the landlord in small claims court, and give a 30 day notice to move, so you can terminate the lease because the landlord violated the terms of it....

Then add the security deposit to the lawsuit... since the REDNECK landlord will try and stiff you for it.
