Have numerous questions and am looking for something concrete to provide to landlord and/or use in court if necessary.

1. How often can a LL change their mind on a verbal agreement? I mean, is it once every 30 days, once a week, daily, etc?

2. Have been waiting over a year for numerous problems to be fixed and they still aren't. Have been unable to use portions of the house because of this also.

3. LL refuses to communicate with me unless it is to tell me I am evicted again - which is like every other week just about. Will not answer any of the questions I have posed to her. Need to know the year the house was built for Renter's Insurance and she won't even tell me that much. Or to promise something and then it never happening. She expects us to change all of our plans for her friends to come over to do repairs and then they never show up. This past summer, they had a trailer full of materials to do the roof - 2 of her nephews still in high school. They didn't want to do it then because it was simply too windy, can't blame them for that. But then she says they will be there on such-n-such a day and they never show up-happened numerous times.

4. Told us that we could do the minor repairs that needed to be done. Now she is calling them unverified with unsolicited labor. I have 6 children, I don't hardly have the time or sometimes the know-how to do some of these repairs.

5. Has never had the house inspected...cannot seem to get anyone around here to give me any straight forward answers as to what the law is here. Is it supposed to be inspected before rented?

6. Due to the disrepair of the house, our utilities are outrageous...$1916.29 in LP fuel alone.Now she won't let us do the repairs and without the completion of them, our fuel will continue to be astronomical. Shouldn't she have to fix this?

7. Does anyone know where I can locate Indiana Code, more specifically, Francesville, Pulaski County, Indiana? Contacted County inspector and he said I needed to contact the Town of Francesville. And in this small (less than 500 people) hick town, the officials don't sit in a courthouse all day, they have other jobs.

8. If I wanted to report the condition of the house, would I go to the Health Department since I am unable to locate any type of inspector for this area?

I really need to find what exactly the law is here.I'm sure I had more questions, but can't seem to remember them all right now. But I will be back when I remember.

Also wondering how I might be able to protect myself and my family when she is always twisting things around. She or I will say something and then later down the road a piece, she will twist things around or completely lie about what is said. How can I protect us?

One more curiousity...While we were moving in, she told her daughter that she could come into the house and take out something that she had already given to us. How legal is this? We had already entered into the agreement, and then her daughter comes into the house unlawfully.
