What is the name of your state (only U.S. law)? Virginia

I am new to this.. but here goes. I have property that needs to be split to five adult children. They already have deeded ownership of the entire piece sharing it. We are thinking of a family subdivision, I don't know much about that though. We have one house on the property. The house and some acres will be given to adult and one minor grandchild when this split is made. With lifetime benefits to the giver. If something happens financially to these grandkids can the place be put up and sold due to one being in trouble or hospitalized or something?

Can you be land locked in Virginia? For years I have crossed to a separate parcel of land(I own) through my family homeplace. They want to just give me rights to cross by foot or 4 wheeler not a car/truck. How can I insure I have a deeded right a way to my property? I would never be able to sell this parcel of land if it is landlocked. There are no major roads near the property it is mountain property.

We are not talking a large piece of property only 10 acres to split 5 ways. Am I not intitled to my part of the house value? Thank you for any suggestions and help.

who is best to tell you the answers surveyors or a real estate lawyer?

I am wondering just who is best to advise me, a lawyer or will some zoning offical at the court house work in the zoning office? see first post to explain
