I am buying a house in Washington State. The seller has recorded a Notice of Declaration of Land Patent with the county auditor. The title company says this will not be cleared or removed at closing. By placing the house in escrow, does the buyer lose the land patent to me? How do I assure that the seller does not retain any interest in my home after closing?
