What is the name of your state (only U.S. law)? amite county, mississppi
8 years my grandparent quick claim land to my father and i in the state of ms. im the only one that has paid for the preperation of the deed and i have been the only one paying the taxes. Now my father decided he want to divide land among his other children, these children were born outside of my parents marriage. my father has been on drugs for years and the kids also have legal problems as well. he hasnt discuss this with me and my name is on the deeds and taxes. he claims the document i have are voided because he is now terminally ill. my question is can he give away land without my permisson, he hasnt paid anything regarding the land. he says he has a lawyer and it will be taken care of in two weeks. i live in alabama and all the land information i have and the tax bill comes to me.

he can give away his share of the land. Without any specification of an unequal division on the deed, you would each own one half of the interest in the property. He can do whatever he want to with his half.

You will still own your 1/2 interest in the property and can do with it as you please.

You know this would be a good time to prepare incase your dad does give his legal interest in his half of the property away, Speak to a real estate atty so you can learn the particulars of what is called a partition suit ( in the state the land is in ) because even if your dad did leave to someone else his share of the land and the others want to be bought out , they can force a partition suit if a agreement can not be made.
