Indiana is the State.

I purchase House and Land on Land contract. First time buyer and probably made many mistakes.

Property on major highway.Seller didn't tell me about what drainage problem. Water flows to Drainage pipe and then doesn't seem to go anywhere or even move.

I ask for info from seller on whom I can contact about drainage problem. He says he has checked, no one knows where it goes to and that he might have messed with it so I shouldn't really worry about it or have someone check into it. It will seep in to ground in a day or two.

If this is not in land contract, is he responsible?

***First you say its a land contract and then you ask if its a land contract, which is it? What does the contract say it is, up at the top?

***Don't know. Did you have a home inspection and perform your due diligence before closing? Did the seller provide you with a full disclosure, did you read it, did you sign it and did you make investigations regarding the diclosure?***

Lots of midwestern homes that are perfectly acceptable have surface drainage problems. We are pretty flat, and come spring, many fine homes get vitual ponds/lakes in the yard. My parent's home had water pooling in the back section every spring, and that house just sold again for $360,000. My folks paid $28,000. Have you researched if you can address the drainage with any simple surface grading remedy? ARe you sure it's even a big deal? Where is your sump pump discharging? Have you considered extending the hose and moving the discharge spot?

Of course Nexi is correct.

My place is valued (at present) at $3.5 mil. A creek cuts through the middle of it and we have a very nice covered bridge over the creek. HOWEVER, at least three times a year on the lower part of the creek, with so much runoff from neighboring estates, we get flooded and about 6 acres are under water.

I've spend more than $30,000 digging the creek deeper and placing drain pipes along certain sections with pumps inside.

It's going to happen. So we live with it. and the price keeps going up :D
