landlord doesn't give me a new lease

Hi, I'm liveing in Manhattan. My landlord didn't give me a new lease. My lease is already expired. I keep asking him to send me a lease. But he refused. he insists that I'm not living there. But I'm living my room since 4 years ago. His attorney sent me a notice. "Landload don't intend to renew your realse because you do not sleep the room more than 183 days" It's incorrect.

then he offer me a money because he knows I have been living. He said "I give you a money, you give me the room". Can he do that? Can I receive a money from landlord?

Be prepared for a holdover proceeding, intended to evict you from your rent-stabilized apartment. The basis will be "non primary residence" of the premises.

The landlord's right you dont live there so you are NOT entitled to a rent stabilized lease.

Thats the rules......YOU have to prove you live there 183 days last year.. YOU have to have the electric bill phone bill cable bill in YOUR name....

also any other ID, your bank account, drivers license, voting card, hey where did they send your income tax forms too?

Just remember if you didnt leave lights on all the time, or leave the air conditioner on during the summer.

.....YOU ARE CAUGHT......... Just try and explain a judge about your $25 electric bill in the summertime, or a $20 phone bill....and NO long distance or local calls

Sorry man..... you have to be twice as sneaky as the landlord in the big apple

YES you can accept money from a landlord.because he thinks you are STUPID...

A rent stabilized lease is GOLD, and if he can lie to you and give you.... what maybe $1000......to move

When he should be offering you $50,000 for your cheap rent apartment.

And he is betting that when he starts a holdover proceeding......That YOU will have NO MONEY for a lawyer and will give up the apartmen, for the cost of the 33 CENT letter.

You have to be sharp to live in the big apple
