I am moving due to a mutual agreement of myself the landlord. Everything is paid and Imoveout the 30th of June. Meanwhile I am going through hell from my landlord (who lives) on the premises) by her intruding at unreasonable hour while NOT knocking, letting my dog out when I am not there, giving permission to friends to use my living room ( I found one of her friends passed out on my couch and all the doors open with the pets gone last saturday). She also changes clothes wherever she pleases, and pees in the yard. She is a total nut case but I fear for my belongings and have called the police to have her turn the water back on and talk with her about leaving me alone. She gave me a note allwing me to break the lease stating she could rent the place for more, so I took her up on it. I had bounced a check but had already paid for the last months rent and it was agreed I would finish this month out and we would call it even. Help! I only have three weeks left but it's getting worse. My dog is having a breakdown because I only let her out when I am there but the landlord will let her out when ever.

I'm sure CO has some law that says a tenant who is subjected to unreasonable/unlawful/abuse of access by a landlord may terminate a lease, and sue for 1-3 months' rent + attorney fees. However, I couldn't find it on the net. Call the local tenant's association and ask for help finding the residential landlord tenant act & the landlord tenant act.

You can also file trespassing charges against her each & every time she lets someone into your LR, letting your dog out, and cutting off utility services. Find a friend to crash with for a couple weeks and move out NOW. Then turn around and sue her for unlawful ouster.

Hi:
Thanks for your reply. I am now out of there as of this weekend. I need to go back and clean the place. I will only go back with the aide and accompaniment of the Boulder Sheriff's Dept.. Yes I will indeed sue my former landlord for eveything that is possible to think off. I know that only a few will fly but it should stress beyond a shadow of doubt how miserable it was while living there. Is there any resource I can look up to aide myself in this battle. What is the statue of limitation time frame I have to work within? If you can advise me and direct me then it would greatly be appreaciated.
