What is the name of your state (only U.S. law)? Colorado.

This is my first time on the forum and I need help with a tenant. Here is the situation. My husband and I bought a foreclosed home for investment purposes. My son and his wife needed a place to live. So we rented the house to them with the understanding that the rent would be at a low rate but they were to help with the remodeling and fix-up. Everyone agreed to this. Well my son and daughter-in-law got into a fight. She moved out and the next day she decided she wanted back in. He wouldn't let her in.She called the police to get in and he got arrested. He is still in jail, she is living in the house. She is not paying any rent, she won't get the electricity and gas put in her name so we are paying that and we are also paying the water. He will be home next week and he wants to stay with her. Next month the lease is up. We want him to stay in the house and he also wants to stay in the house. If we decide to let him sign a lease and we only have him listed as a tenant, does she have any legal rights? Please help!

First you have to evict them all - get an attorney to do this since it'll get sticky. Then you can rerent to whoemever you wish.
