i live in a new jersey apt bldg that has a security entrance. there is a side entrance that the door does not close completely. the super has been told about this numerous times by numerous tenants over the past year or so. this past weekend my apt was broken into and things were stolen. has he(the owner/landlord) shown "active negligence" even if his appointed super has not informed him of the problem? and what are his obligations for repairing the door to my apt and the outside door?

The landlord has a responsibilty to fix your door immediately, if he has not done so say within 24 hours send the landlord a letter stating you are going to withold the rent untill you feel secure in your apartment.

Also the landlord IS NOT responsible for any of your losses, YOU should have had renters insurance, and they would have gone after the Landlord for the lack of security.
