What is the name of your state (only U.S. law)? ARIZONA

What is the statute of limitations in Arizona to sue a former tenant who caused significant damages to my home and who had a two-year written lease and upon expiration, continued to lease the home for three more years on a month-to-month basis as specified in the written contract? The statute of limitations for contracts in Arizona is 6 years. Does the month-to-month continue as a "wrtitten" contract or does it convert to an "oral" contract and subject to a different statute of limitations?

What, exactly, does this have to do with sports/arts/entertainment law?

(SOL would start once the tenant moves out, generally)
