OP- if you come back here and if you want to terminate your lease....look at the lease contract and see if it has a liquidated damages clause that would require you to pay a certain sum if you break the lease....

If not you may break the lease, but you must pay the monthly rent for the rest of the lease term unless the landlord re-rents the apartment. Under Wisconsin law the landlord is required to mitigate damages by attempting to re-rent the apartment...However, if he does not, you owe.

The rest of the rights and duties for tenants and landlords are contained in the Wisconsin Agriculture Code Section.

No, I haven't found another place to live and right now I am happy with it. The rent is cheap and the apartment is clean. However, I want to leave because of this.

It really bothers me a lot - the landlord has also come into my house without knocking and inspects our garages without consent.

Imagine if everytime you put your garbage on the street someone came by and went through it. Sure, you could shred everything or take it somewhere else, but you shouldn't HAVE to. Anyone else would be bothered by this. I am not looking for a lawsuit (and I hate the assertion that everyone is), I simply want my landlord to stop doing going through my trash (which he refuses to quit). I didn't think it was unreasonable.

No, I would not care enough to want to break my lease if I liked my apartment as much as you do.

How do you know he is not just recylcing. Maybe he is just trying to save the environment. If he sees something valuable heckfire, why not take it.

Its not like he is sitting there in the middle of banana peels and coffee grinds for 5 hours a day sifting through everything you have thrown away is it?

Okay, done with this post. It is just getting trashy.
 
When all else fails...bleach it...

We had a dog that would get into the trash and we put a little bit of vinegar to keep him away... Just find something that will deter the scoundral from sifting and your good to go. I'd bleach it or something that would invite him to think twice.

Do they still sell itching powder ;)

**A: bleach? Heck I use a shotgun and it never fails.

Get a shredder. Fill the bag really full. Place a few un shreaded sheets on top then get ne of those die packs the banks use.

Down here we have those big things they use to grind up whole trees everytime a hurricane comes throught. They'd do the trick.

Take him to small claims. That is the purpose of the courts. You have a legitimate grevance. Landlords are not allowed to enter the house without notice. 24 hours in Colorado.

The law says you, tenant, 'own' the property over the term of the lease.

Unlawful entry a judge might consider valid lease termination. Try it.
