What is the name of your state (only U.S. law)? Lake Havasu City, Arizona...I own a rental property and recently have had to evict my tenant. After three months of no payment, I was finally able to get him out. Before he left he damaged my home and stole my washer and dryer. The total cost I had to pay was 5700.00. I am looking for information on how to sue him in small claims court in the city. Where do I get the forms and how do I even start this process. Please help me...By the way he works for the Water Company in Lake Havasu City so at least he has a decent job... Thanks Kim

Justice Courts

Unfortunately since Small Claims Court in Arizona limits lawsuits to $2500 or less (unless this has changed very recently), you'll need to file in Justice Court which handles lawsuits of $10,000 or less.

If property was stolen, file a police report.

Next time, screen your tenants better. What's their FICO score?
