My landlord has sold our home of 5years. He notified us on 1/16 that we needed to be out by 2/28. I was told by a friend that NY has a law that he must give us three months to vacate. Is this true? We live in Suffolk County on Long Island. He also will not let us use our security as last months rent. Can he do this with such little notice?

YES you were given sufficent notice of 45 dyas... only 30 days notice is required from the time you normally pay rent.

UNLESS you have a lease..then the lease and the security gets transferred to the new owner.....

Also here is something tenants dont know...YOU have a legal right to attend the closing and present any outstanding bills. AND your security deposit is an oustanding bill......

They must pay you or the closing cannot take place. KEWL!
