What is the name of your state (only U.S. law)? Colorado
We recently moved out of an apartment. We gave 30 days notice and thought we left on good terms. Today I received a letter demanding $2000. in damages plus our deposit making the total $2900. We scrubed the apartment, cleaned the appliances and even cleaned the carpet. The letter listed 300 for cleaning, 125 for carpet cleaning and the rest was for replacing 4 screens. We not did damage the screens. ( we never opened the windows, we had A/C ) I feel this is outragus. Do they have to supply me with recipets? and pictures of the damages or is it my word against theirs? Can I dispute this under the fair dept collection practices act and make them validate?

Show the copies of the dated pictures you took of the place when you moved in and the dated pictures you took of the place when you moved out. Bring a copy of the receipt you got when the carpeting was professionally cleaned to small claims court when you sue them.

I rented a carpet cleaner and did it myself. I did not take pictures when I moved in or out.
Does the Landlord have to show reciepts or pictures for the work that he had done as proof.

Thank for all your help.

pics help both LL and tenants to show a units condition to a court. BUT as to other damages the LL not only would have to show a court reciepts but again pics of the damaged items. Go file 2,475.00 for screens is )*^%&@# ! after 300 + 125 any way something is not adding up and your gonna have to use small claims court to sort it out. file asking for the entire amount of the deposit to be refunded and let the LL prove they are entitled to that much. BTW did anyone help you clean the apt ? if so ask them to come to court with you the day of your hearing.
