What is the name of your state (only U.S. law)? CA
Hello!
So my landlord is trying to force me to pay him an additional 1800 dollars for "relandscaping" of the back yard. When we moved out there were a few bald patches in the yard, we lowered the sprinklers because of the drought. His email was angry about "missing vegetables" (we lived there for 2 years...) and overgrown trees. No where in our lease did it state we were responsible for landscaping. He just verbally told us to keep the lawn mowed prior to moving in.
I asked him for an itemized invoice from the licensed landscaping company that preformed the repairs, but all he sent me was a microsoft word document that said:
Clean the backyard from all trash (there was no trash)
Trim fruit trees and plants
Put new bark
Put new grass
Check all sprinklers
One new valve
One month maintenance $100
and then a total of 1900 dollars.

The company he put doesn't exist, the address is a private residence and the date is incorrect. He said repairs were done the 4th and the "invoice" says today's date. They also left the default invoice number.
I don't think he paid at all, never mind 1900. Does he have a legitimate case?
He also never sent me any invoices for what he kept my security deposit for, just listed what he used it for in an email

Thanks for any help.

If your lease doesn't discuss you being responsible for the landscaping, then you're not. Tell the landlord to pound dirt (unless you have sand in the backyard).
