Urgent! tenant problems in BC
Can anyone help with information on landlord-tenant issue in British Columbia. By the way, the landlord does not live in BC, but the tenant has his phone number, e-mail address and an emergency telephone number in the same town. Here are the questions:
A) If a dishwasher breaks-down does a tenant have the right to:
1) without notifying the landlord, call the mechanic and charge the landlord for the diagnostic fee?
2) if the tenant continues to use the non-functioning or malfunctioning appliance and thus causes a water damage to the suite who is responsible for the damage?
Is there a time limit within which the landlord has to solve the problem or notify the tenant of his decision? If so, what would it be?
B) If a tenant makes one attempt to contact a landlord over a dishwasher that broke down with some undrained dishwater still in the appliance, has he the right to demand a 24 hr reply and service? Has he further the right to purchase a new dishwasher of his choice, on the same day, or within 24 hrs of attempting to contact the landlord, refuse a visit by the landlord's agent w/in 72hrs of notification and a day later to pay for the installation of the new and removal of the old dishwasher.
C) Who is responsible for the damage to the interior walls resulting from the break-in burglary?
