I need to sell my house I presently have a tenant whose lease is up in June I have it listed with a broker
who the tenant never lets in. Right now the tenant is behind in rent 2 weeks. what are my options

You have to have a nice talk with the tenant and explain that as an owner you have a legal right to put the house up for sale, and to have a broker give your tenant 24 hours notice for a prospective buyer to see the home.

You either should wait until MAY and put the house up for sale, therefore the tenant has no choice to leave by the end of june.

You could try and evict the tenant, but as I suspect YOU ANGERED THE TENANT by not informing them of your plans, so they are witholding rent and acess until your apologize for you violation of the lease.

Sort of a mexican stand-off

This is where you want to be able to sell, and have a co opertive tenant and you dont have either.

What you could do is OFFER the tenant MONEY to move, give them back ALL of their deposit, and Do not charge them rent for Feb and March, and get them to sign a letter saying they will be out by March 31st....then you can sell the house quicker when empty...

I think the tenant knows you NEED to sell as opposed to Wanting to sell, so maybe you are doing something funny?
