What is the name of your state? Arizona I had a one year lease with a tenant that expired on June 30,04. Prior to expiration contacted tenant to find out if she was going to renew. She said no so we went to a month to month. Nothing in writing. Aug. 1, 2004 hand delivered a 30 day notice to tenant. Called and asked for more time so told them end of September but if necessary they could stay until Oct. 15 but they would have to pay a full months rent. On Oct. 4th deposited full months rent in my account. On Oct. 11 called & asked for more time and I told them no. Had sent a letter but did not send it certified stating all the above. Refused to vacate. Went to court and filed a forcible detainer. She showed up and told the judge she did not receive notice and that she had paid rent. He said move to trial. Had trial and I presented evidence that I did serve her the 30 day notice and was asking for damages. She told judge never received and intended to be out sometime after the 26th of Oct. Judge dismissed my case. What options do I have now. Can I go back to court and file something stating she never gave me a 30 day notice in writing? Should I just call her and ask her when she wants to have a walkthru? And then take her to small claims for damages? The judge was an idiot. Please help.

**A: hint, when serving a tenant, you either get the tenant to sign a copy of your letter during the hand delivery process or send such letter via certified rrr mail.
