Greetings-

I am a renter in l.a., cali in the zip code 90038 and i have a few questions.

what is the maximum last months and security deposit that a landlord can require when moving in/signing a lease?

how much notice has to be given for inspections and how specific does it have to be? ie can it say, "we will be inspecting at some point between nov 28 and 30"

are there laws in regards to windows of a certain age and energy inefficiency being upgraded to new windows?

what are the rent due date stipulations? ie due all tenants have until the 3rd or the 5th by calif state law or is it based on the landlords requirements?

what is the maximum rent increase percentage in my area?

CA 1950.5 (c) A landlord may not demand or receive security, however denominated, in an amount or value in excess of an amount equal to two months' rent, in the case of unfurnished residential property, and an amount equal to three months' rent, in the case of furnished residential property, in addition to any rent for the first month paid on or before initial occupancy.

Didn’t check CA law specifically. Most common in other states is 24 hours.

The particular example you use would probably be permissible. The rule of “reasonable” applies, which is case specific. If this is a large complex with many units, it may be impossible to perfectly forecast how long each inspection would take and, therefore, how long it will take to get to your unit. If this is an owner of only a duplex, you could reasonably ask them to be more specific.

Nope. This issue is part of the details you weighed before you chose to rent the unit. The moment you moved in What You See Is What You Get, better know as WYSIWYG.

Whatever you agreed to with the landlord when you first moved in. Your agreement can be verbal or written, either is good enough. Any changes after you moved in would require a thirty day notice before they go into effect if you don’t have a lease or the first month after the lease is over, assuming correct notice. The most common due date is rent is due on the 1st.

Initially, landlord requirements. Any change thereafter needs the same notice as above.

I don’t have all the CA zip codes memorized. If you are in a rent control area, the maximum is set by the local rent control board. Everywhere else, the maximum is 4,236.41%.

Regarding the % of rent increase:I posed this question and was answered in another forum by Home Guru-see Real Estate Law 12/2.
Unless rent controlled the landlord can raise to anything he wishes.
