I have recently acquired the management of some rental property in Kentucky. The tennants renting this property have no lease and are on a month to month basis. There is no sort of written contract all agreements are verbal. I have been told I can evict the tennants at any time as long as I give a thirty day notice. I recently had a disagreement with a tennant and told him over the telephone that I was going to evict him. He then told me he had taped the conversation . I would like to know if I can indeed evict him because of a disagreement and if he can use the tape recording against me in anyway. I would also like to know if there is any reason the courts would deny my eviction as long as I have given him his thirty day notice.
