What made you think the LLs attorney would not take the LLs side in this since the LL is the attorneys customer? As far as your lease goes and LLs idea that you can be held in perpetuity to a contract with out a way out has no fairness or another term would be unconscionable , I don't see the courts rewarding the LL in this situation. SO make sure you have copies of proper notice for your records and let the LL sue, and know for the LL to win the LL must be able to prove to a court that the lease didn't allow either party to terminate their obligation with out the other co tenant leaving at the same time. ( do you know if the roommate who wants to stay on is capable of paying the full rent alone with out a co tenant ? ) If your LL really wanted the unit to be empty at the end of any co tenancy then the LL should have the lease worded to say that with out a renewal signed by both co tenants by X date the lease would expire with out a renewal option and the tenants must vacate.
