landlords breach of contract, how do i get out?

I live in florida and four months ago signed a contract that stated i was living in a gated community. there were two entrances, each with an electronically gated entry, and a fence surrounding the entire area. since living here the gate has not worked. there have been two cars stolen and the neighbors cars interior was blown apart by an m-80. the fence in front of the apartment is continually kicked down by individuals who want to come in off the main road whic is clearly seen where the fence is down.i have a three year old son and i do not feel safe. i wrote a letter and brought it to them today. i requested that the gates be repaired because that was an important feature when choosing the complex and that i do not feel safe at all. i was told that the gates would not be fixed and that i may not be allowed out of my lease. didn't the landlord break their contract with me by deciding that they will no longer use their gates? they also said i must give 30 days before leaving, cannot receive my security back, and must pay one months rent. please help me with any advice as soon as possible.

You have to start document everything, take pictures of the gate, get the police reports for the stolen cars and the bombed car, then make copies and send a copy to the landlord stating they have violated the lease by not promising the security as stated in the lease, and you are witholding rent untill the gates are fixed and feel that you are secure living there.

If they would like to terminate the lease you will agree to terminate the agreement by using your one months security as the last months rent and be you will be out by the end of next month.

And MAKE SURE IT GETS SIGNED!

Of course they will try and evict you but I would take my chances with a judge, in ordering them to pay you your security and not charging you a fee for terminating the lease, because they broke it, not you.
