Colorado; I am renting a suite to run my hair salon out of. The laminate floor has always been an issue because of bubbles popping up. They replaced the floor once with the same exact type of floor and the same thing happened. So, now their solution is a pergo type floor. That would solve the problem.I pay a weekly rent. I told them they could come in on a Sunday, Monday, Tuesday and install the floor. My response from one of the owners is that "he does not work on Sundays"...then he wanted me to be "flexible" and give him 3 days in a row, WITHOUT compensating me for the rent, or the revenue I will be losing. I am ready to tell these guys off, they have done many unethical things in the past with everyone who has left and have never been held responsible for their actions. I don't know of anybody recieving their deposit since I have been there. They take everything personally and always turn it into a bad situation. Currently I am on a waiting list for another suite rental salon. My concern is that if I tell them that as a landlord that it is their responsibility to maintain my suite, I can guarantee that they will evict me, and I have nowhere to goat the moment. What should I do?

Why would you run a business that depends on the location without a proper long term contact?

What if they double the rent tomorrow?

If the landlord is required to maintain the property, in the absence of any written terms and conditions, then the landlord may schedule repairs at a time of his choosing and YOU are the one that has to accommodate him, not the other way around.

And if you are on an oral, month to month agreement then, yes, the landlord can terminate your tenancy for any reason or no reason as long as it doesn't violate any anti-discrimination laws.

On a month to month tenancy he would have to give you at least 7 days written notice prior to the end of the rental period (Colorado Revised Statute 13-40-107).

I do have a written contract, unfortunately it does not state in writing that they will do any maintenance, but I have texts that provide proof that they have known the problem for 2 years and like I said, replaced the floor with the same materials including the adhesive.
