late rent

hello, my rent is currently 30 days late. I'll be able to pay by the 5th of the month, making me about 35 days late. what, if any legal action might I expect from my landord? I reside in Sacramento,CA. Can you give me any online resources I can look up?

my daughter signed a 1 year lease 8/22/01 for an apartment in charlotte north carolina. can she break her lease within 30 days?
