Connecticut One year lease is up, My Teanat has had problems with paying rent but always does I want to ask if it is better to continue with a month to month or resign a new one year lease?
Thanks

That's not a legal question. That's a question about how you choose to run your business.
When you say that the tenant has had problems paying, have you had to chase them down for it, or have they kept in contact with you and made/kept arrangements to catch up without prodding?
Personally, if my tenant had to be chased down to collect rent, I'd rather have someone else who paid on their own.
If I had a cushion and didn't rely on those rent payments coming in on time, all the time, and the tenant was cooperative, I might consider extending the lease, but also including a substantial late fee (as permitted by law) to discourage the consistently late payments.
