California; I'm in the third month of a one year lease. My landlord gave me a notice to increase my rent last month. Is it lawful to raise my rent even though I hold a one year lease?

Absolutely Positively NO NO NO and NO.....

A lease is a lease for a reason, he cannot raise the rent or take away any service, like making you pay for heat, when it was included in the rent

Make sure you don't violate your lease, or he can terminate it. Make payment on time, get a receipt.
Be late even one time and it's possible that he could say you broke your lease. Don't think paying a late charge allows you to be late.
Your lease is a contract, it can't be changed with out both approving the change.

I'm not attorney, but I'm a long time landlord.
