I need help. I sold a mobile home to a couple on a lease option that we converted to a sales contract via an addendum. The couple has come up with the money to proceed but I feel they are considering backing out. We have clauses in the addendum for any party at fault to cover legal expenses. We've extended the time frame for them already. Is there any legal action that we can take to force them to honor their end of the contract? The state is Kentucky.

What are the penalties in the contract if one party backs out besides paying legal expenses? Hopefully, there are some items specified. If not, I suggest that you talk to an attorney who knows about these kind of contracts in Kentucky.
