lease problem

in colorado, have rental property, single family home, with lease in name of two parties. lease up end of June. one party moved out end of April, paid 1/2 rent for May because some stuff was left in the house for removal by the end of May. This stuff is not yet gone, June 6. other party paid 1/2 of rent for May and June. therefore i only reveived 1/2 of due amount in June. have one month's rent as security deposit. what should i do to insure that all rent is paid per lease, that all stuff is out, and that the other individual is out by the end of the lease if a new one is not signed?
