when does a 1 year lease become a month to month.
I live in Washington.

ANY and ALL leases become month to month on the day after the lease expires..

UNLESS there is an automatic yearly renewal written into the lease.

WHY do you ask?

Why, Because the lease was never signed by the 4th person. Now the three other people are trying to get out of the lease because the house has no fire alarms, 10mins of hot water,nails in the stair well, I steped on one, among other things. We had asked to get this stuff done. She says jiggel the handle, or you can wait 45mins for another shower. Now we kept paying rent because shes trying to black mail us. She is now saying we didnt pay last months and she is trying to get $500 from each of us. ON top of it all she says shes going to give us bad credit. And last but not least she never gave us a copy of the lease, even though it was asked for.

OK I asume you are a woman........so no one has taught you to do anything for yourself.

First off Do you know what Home Depot, Loews, or Wal Mart is? Its this biggg store where you can buy a few smoke detectors for what $20 each, and hang them on the wall, and its YOURS, yo can take them when you leave...oh make sure you have a battery in them....

Second do you know what a hammer is? NO NO NO.. NOT MC Hammer but a hammer, maybe $10 you can pound the nail back down and gusss what its usefull for a lot of other things too....not to mention screwdrivers and pliers

Third ...you left without getting a copy of the lease with your keys... I guess you will never do that again, now will you?

Fourth.you have reciepts for the rent right? You didnt pay her in cash, now that would be stupid right?

Fifth.. How much is the total rent? Do you have proof of that? Did you see the ad in the newspaper.....well go to the library.. and find the paper with the ad and make a copy.

Sixth.....$500 each for what.. explain? did you pay last months rent?....OH se wants to raise the rent she must give you 30 days notice in writing, and since you have no copy of the lease....you might as well move by the end of the month

Seventh..did you send a certified letter return reciept, demanding the water heater be fixed in say 5 days or you will call a repairman out and have the charges deducted from the rent?

You should look into suing her in small claims court for you deposit back, cause she wont give it back.

Now you have sum lernin to to do, go use this thingy calleda compooter and search your state laws and edddukate yorself so you dont get ripped off again.

Whats up!

First you asume to many things. Its not up to us to get the stuff like fire ex. and smoke detectors.
About the nails, the carpets kept comeing up from the stairs, If you knew anything you have to know I dont have time to waste on things like this. ALL THE TIME...
We are still in the house. And still we have never gotten all the keys as asked for. as for reciepts, Like I said she has been trying to black mail us... So lets see. We get the place Not knowing about this stuff. We ask to get it fixed, she says no. We pay rent late each month trying to get her to fix stuff. Then she says she wont fix it unless we pay on time. SO we do, and the game starts all over again.
Now That you have asumed I'm a girl and you didnt really how to help me Thanks but No thanks.

I DID try and help you.....you are supposed to do minor things for yourself, and stop moaning to the landlord.

I do not appriciate helplessness.....and you are always looking for someone to blame, what is it, you cant spend $45 on 3 smoke detectors from wal mart and not get the LL ticked off at you?.......or what about deducting it from the rent!

Purposely Paying rent late each month could be grounds for eviction YOU DUMMY!

Have you sent any certified letters, return reciept explaining this to the landlord, you have to create a paper trail..

Why is she trying to get $500 from each of you? do you owe her $500 in back rent each?

I bet NONE of you even have renters insurance figuring its the LANDLORD's responibility to replace your stuff if it gets stolen or there is a fire or water damage.....HUH?

You can do what ever you think is best but I wouldn't take advice fro some one thatgets her kick by tring to belittle other people and their problems. She replyed to my question with contempt and hateful disreguard for my feelings or problem. she offered no advice only hate and bitchyness

You dont see the big picture do you, I "PAY" for theses things in which we are refering to in earlyer letters. If you want to come over and fix it your self, I'll pay you. There now you see how it works. You have been of no Help, and you stink as a person. So dont bring your stank over here!

Do you get it???? Yes it is included in the rent, BUT it is also YOUR responsibility to protect your self and you..... ARE NOT!

Why not buy smoke alarms and deduct it from the rent, instead of complaining?

Why not send a certified letter to the landlord stating you have no hot water and expect a repairman over in 3 days or yu will call one and deduct it from the rent,

Sorry I was raised to learn about HOME MAINTENENCE, and you have NO EXCUSE why you shouldn't learn about it too...

Bet none of you have renters insurance....!

Your not so Bad well not as bad as you think you are.
I work a the University of Washington. About 75-85 hours a week In three diffrent departments. I have just enough time to workout, eat and then go to work. So dont talk about not helping myself. I think you would buckle under the presser I have to deal with. So when things arnt working smoothly Not because of me but because of other people, a.k.a people like you. Let me tell you It SUCKS.
Why cant you be more like MegsMom. She seems like a nice person. And shes a GIRL. Unlike me. but the same.

OH i get it ...you intend to be so wealthy that you are gonna get all the illegal help you can get to fix all the stuff in your new expensive house that you just bought.

Just order the wetbacks around,....

You are a racist and a biggot and people like you will burn in hell. stop resonding unless you can offer these nice people some help.

Earth here is what i dug up for you. you need to report your landlady to the housing authority and the depatment of human welfare. if these offices can't directly help you they can at leats point you in the right direction. hope this helps
