What is the name of your state? PA

I'm intrested in renting a building from the owner. It is now a small restaurant. I plan to keep it a restaurant , just a different kind. He wants to lease the property but is also looking to sell the property. If I lease, the new owner must honor the lease? I was also thinking of a one year lease with 2 five year options. Will the new owner have to honor the agreement of this type of lease?

New owner has to honor your lease however, the building may be more attractive to an owner-user so signing a 12+year lease may limit his options for buyers
