Leasing a townhouse

What is the name of your state?
MD

I checked a few sources on-line on where to get a "roomate tenant background" but I have no idea whether they are reputable sources or not. Was wondering if you could suggest one.
Also where could I get if the building code for my State?

My State is MD. I have couple of questions.
1. I own a three level townhouse, but I am renting it partially, only the main level and the second level. they have everything private, entrance, kitchen, etc. the only thing shared would be the washer and dryer, which is located in the basement where there is a basement appartment, with own entrance, kitchen and bath. I would like to know if this is legal?

2. What is the difference between a lease and a rental contract?

3. I would like to know where I can get the following on-line, something reliable.
