I rented a room to my sister and her boyfriend. 2 months ago I found out that the boyfriend had brought drugs into my home. He was asked to leave. She was never asked to leave. But about a week after he left she said that she was moving too. Now 2 months later she still has not removed her things. My husband I went out to see if she had moved anything. There was quite a bit of trash and the water in the bathroom had been left running. We went to turn it off but the knob wwas broken. We had to turn it off manually and when we went to move the bed to get to the crawl space, my husband was stuck by a diabetic syringe. Neither of the tenants were diabetic. Do I have grounds for a lawsuit based on the damage to the room and the cost of hiv/hepatitis testing that my husband must go through for the next year.

You have a claim for damages per the lease agreement and L/T law. Cost for testing will probably be thrown out.
