Arizona. We rented out our townhouse and had the individual fill & sign an application. She listed her spouse and son as proposed occupants. We decided to lease to her. She signed a 1 year fixed term lease and signed it. However 4 days after they were to move in, they backed out. What can I do? I am trying to re-rent but I live out of state now and have passed over other applicants for them.

Well you can use the security for whatever rent you lost and your expenses in re renting.

well why dont YOU PAY for a property manager in your town and let them find a new tenant collect the rent etc...

It would have been a lot cheaper then by going the el cheapo way you are doing now.

That is what we are looking into. However we had to do the "cheapo" way as you say since I was relocated for my job and our house had not sold. So on a short notice we did not have a choice. Obviously you must be the perfect LL if you are one.

Sorry but renting a house is a very big step...and keeping it empty would have been wiser....

Or you could have knocked of 10-15% of the asking price and it would have sold in a week.

So you must consider all of this as a cost of the new job transfer.
