legal contract?

Pennsylvania. My husband and I moved into my mother's house with the verbal agreement that we would buy it in two years. After moving in, we found that the house needs expensive repairs. My mother won't make these repairs. We want something in writing so we don't lose the money we're putting into the house. Will a simple contract prepared by us and notarized be legally binding? Would we be able to force her to sell the house to us in two years with this contract?

Sorry, but without seeing the EXACT contract, no one can tell if it is binding or even legal.

And assuming that this purchase is going to be for several thousand dollars (??), pay the small amount it will cost to have a 'real' attorney take care of this. It really will be MUCH cheaper in the long (or short) run!
