What is the name of your state (only U.S. law)? California
I know that it's legal to mutually agree to terminate a long lease early and the landlord can ask for whatever terms they want, such as requiring that the Tenant give 60 days notice to terminate. A lawyer gave me the OK on that one. But what about having this 60 days minimum notice written into a lease agreement? Is that legal?

A landlord in you state does not have to use the states minimum notice period they can ask for 60 days notice to terminate just like the same way they would have to do this with a tenant who was there for more than one year.

You should really not just keep creating new threads on this same line of questioning. If you're talking about ending a fixed term lease before the term is up, yes you can put whatever notice you want in there. If you're trying again to get around the rules on termination of month-to-month or other periodic rentals, then no.
