We are doing a disservice as responders to questions by continuing to point to discrimination as the basis for many if tge rental housing woes on this forum. There are many exemptions to state and federal fair housing statutes and encouraging the filing of a complaint rather than education on the process is the easy way out.

Federal exemptions for small mom/pop landlords owning less than 3 units or living in 1 of a duplex to discrimination on all basis EXCEPT for race per the Civil Rights Act of 1866. That date is not a typo.

Realtor or real estate licensees are not exempt.

And lets not forget that some states have more restrictive laws that require compliance even in those cases where the federal laws allow exemptions.

And in those cases, the state law will govern where more restrictive.
