Simply stated, you have NO rights to hold or sell her belongings. If she came 'a-knockin' today and said she wanted her belongings, you would HAVE to return them since, you don't have a lease, you have NO rights of a lien on the property.

Write her a letter (Certified RRR) to her last address. Include an inventory of ALL the remaining property and a demand that she make arrangements to remove her property within 14 days of receipt and that if she fails, the property will be considered ABANDONED and will be disposed of at your discretion. You might also want to include a claim that her failure will also result in a charge of $x.xx per day for storage and handling and that any proceeds of auction or sale will apply towards her outstanding debts.
