What is the name of your state (only U.S. law)? VA

This may not be a real estate issue but hopefully someone can point me in the right direction.

My boyfriend and I own a house in a neighborhood that is mostly families with elementary school aged kids. During the winter all the kids come to sled in our yard since we do have the best hill in the neighborhood.

We get nice little thank you notes from the kids, cookies, shoveled sidewalks, etc. during the winter and there are always parents out there supervising the kids. Boyfriend and I don't have kids, (not sure if that is relevant).

Since its summer now I know this is kind of a moot point, but if one of the kids were to get hurt while playing in our yard could we be held liable for their medical expenses? We like our neighbors and don't want to keep the kids out, but at the same time we don't want to be liable for medical bills if someone gets hurt.

Your homes insurance company or your agent should be able to help you assess your needs and determine any so called attractive nuisances you may have on your property as well as help you determine if you need a higher coverage when it comes to liability ins coverage,

Thanks FarmerJ,

I tried to read our policy and of course to me it was like reading Sanskrit. I will call our agent tomorrow because we also want to let the kids use our slip and slide during the summer and not have any problems. Yes, boyfriend and I are in our mid 30s and have a slip and slide. It's awesome :) I guess the perfect hill for sledding/ slip and slide would be the "attractive nuisance"?

My dad was my insurance agent. When I had a pool installed in my backyard he had me purchase a 1 million dollar umbrella policy that cost very little. I suspect that is what your insurance agent will advise.
