I had an investment home which was bought by an ex girl friend and she decided after it closed not to finish the transaction and that she needed a new car more. She was supposed to refinance and clear me of $15,000. After she decided not to finish off the purchase, I asked her to sign over the Warranty Deed to my LLC and I filed a $25,000 Mechanic's Lien on the house primarily due to the fact that I totally remodeled the house and was out my time and materials for the house. Now the house was foreclosed on and I was not given any notices and whatever title company that was used, did not do a title report with the county to find that there are liens on the house. Now the house is owned by someone else and I am wondering...since I was listed on the Warranty Deed I was not given any notice of foreclosure and was not given any legal chance of trying to keep this home and the time and money put into it, if I still have a legal claim to this home and can get it back or a settlement for the lien and what is the best way to go about this.
