What is the name of your state? north carolina What does it mean (subject to life estate retained by grantor) on a deed to a house that my father gave me?And how would my stepmother benefit from having her name as a grantor on such a deed.Meaning her name was added as a grantor along side my dads name and i am the grantee..What rights does she have over this house if any

It means you own the house but the grantor gets to live there until they die or abandon the premesis.

And she has the same rights as dad until she dies or you take her on a snipe hunt ;)

ok what if i have the house rented now and has been for past 3yrs and the grantor has never lived in the house.if she never lived there would that constitute abandoment

That would be a matter of fact for a court to determine.
