LL responsible for repairs/maintance

Even though we are planning on moving, I still have this question for further ref.

Is the LL responsible for any repairs/maintance on the home and appliances in the rental home?

1.Our home has a screened in porch...it has 4 huge screen windows. Upon move in all the screens were ripped out along with the screen in the screen door on the same porch.
We replaced them and put in a new alum door as this one was old rotten falling apart wood.

2.None of the window cranks either work or they are missing. We have to climb a extension ladder to open.shut them...home is on stilts. After a year, we still have to climb the ladder!

3.All windows throughout the home did not have screens upon move in..we replaced them.

4. The range had only one working burner, and the rest and the oven went out 3 or 4 days after move in..we waited 3 to 4 weeks for a new one.

5. fridge motor went out (burned up) after our first day..we lost over $50 in food. We replaced the motor.

6. Toilet seats in both baths were cracked and falling off the edge of the rim...we replaced.

7. Bare electrical wires are in the pantry..we put covers on them..more on the kitchen wall, two wall recepts have only one plug hole that works..both did work, and then one day, only one plug will work. After one year, electricians are coming tomorrow.

8. Wet & moldy carpet was in the screen room, we had to tear it out it was so bad...we tried cleaning it..only made itworse.

9. Home was termite infested from the attic down..we waited 4 months to have it treated...LL would not believe us.

10. Dishwasher knob and soap dispencer is broken,was that way upon move in...still not workable..LL and manager say "to bad".

Alot of these things may seem minor to some of you, but when you pay $1250 a month plus util., you want the home to be safe and worth your money. We did turn in the receipts for the parts we bought and replaced per the manager's request, but the LL picked what he wanted to pay. As of now, we are not repairing anything else....


Any comments or others who have endured the same/similar problems?

What is left out of your equation is the fact that there was a willing buyer(renter-that's you) and a willing seller(landlord) to close a deal at that price for that property.

That's what sets prices.

Thus, it is not the price of $1250 that determines what you should expect. You have to find a better property at the same price to say that for this price you should expect so-and-so. If you find such a property, take it. Then, your previous property, the one you are in now, will be worth less.

Sounds like double-talk? I'm sorry, but that's what really makes prices what they are. This is a basic lesson in economics.
