LL tells court wrong amounts I have cancelled checks

My LL wants to sell the house we have been renting the last 2 years. She originally filed FD saying failure to pay rent since our lease has expired judge dismissed case she needed to file 30 day notice. even though it was dismissed the LL filed showing court a nonpayment check that had cleared it was insufficient then went through when resubmitted. When judge told her to file 30 day notice the LL wrote one quickly and handed it to me. LL is a licensed realtor and it was inproper 30 day notice according to statutes ARS 33-1375 B landlord or tenant may terminate a month to month lease tenancy by a written 30 day notice given to the other at least 30 days prior to the next rent date as specified in notice. I sent LL 2 letters trying to clairify her notice and pointing out the mistake about the bounced check and letting her know i was expecting her to take this months rent from my prepaid last months rent. both times she replied with threatining letters telling me she talked to judges clerk and call them for varification I needed to be out 21 of Oct, that iI was stealing so much of her money by illegally having her house. She said I was a disgrace to community and she would do what ever it took to recieve a judgement against me. I was planning to be out by nov 1 as I stated in my letters to her, my new place will be a little late it will be ready about Nov 20. Since she is set on having me out the 21 st or so and has done some almost illegal things to get me out. I am requesting the judge rule in my favor since this is her 2nd improper filing of a harassing court action (she is a licensed realtor and needs to follow rules and is supposed to know what laws are), I even tryed to let her know about improper notice and wanted to work with her. Arizona provides tenant with the remedity of 1 or 2 months rent if they prevail that is what im asking for.

please let me know if I have a leg to stand on

First of all, NEVER tell the LL/realtor what they are doing wrong...

You are basically helping them evict you... What is the point of that?

Every time she illegally does something, write it down, and present it to the judge... The judge will know what is right from wrong and will let you and the LL know how to proceed...

If she illegally served you again, leave it be, and have the judge tell her again that shw did it wrong!

That buys you time!

Keep everything in writing via CRRR, and DO NOT talk to his person, but demand that everything be in writing... This will help you in the long run...
