I live in Oklahoma, and am having a hard time finding a couple things out. I am looking for information / experiences /advice concerning what i am saying below.

I bought a Manufactured(Mobile) Home and moved it into a mobile home park almost 2 years ago. The reasons I chose this park over others is the location, and that the Managers at the time said that a pool was to be put in next summer. So I had my home moved in. The managers left to manage other properties about 5 months later.
Summer came and went with no pool.
No one has denied that they said they were going to put a pool in, they just haven't done it. And I see no evidence of them making any Preparations for Having it put in this summer either.

This is one of the most expensive lot rents in town. I could move my trailer to another park and pay less rent and have a pool(But not the Location). But it costs quite a bit to have a trailer moved(in excess of $1500).

My question is:
Is there any recourse that I can take to either get them to put this pool(that was one of my main reasons for moving in) in, or get them to pay for moving my tailer out because they are not keeping with what was promised when i moved in?

Since there have been new managers, I have had nothing but dissatisfaction with living here. Still no pool.
Lot rent is due on the 1st of the Month, but most times i don't get paid till the 2nd or 3rd. After the 4th it is considered late. My problem is that the manager is never there to take payment when i have tried to go pay in person and get a recipt. So finally on the 5th I stuck it in an envelope, and put it in the Mail Drop at the office. The date on the money order was the 1st of the month and i tried catching her that Thursday, and Friday to pay it.
I do not feel I should have to pay the high $45 late fee.
I tried calling her and she said that she is in the office from 8 to 8:30 am and from about 4:30 to 5 pm.

My question here is:
What are my rights as far as this goes?
She is not there to accept payments, but wants to charge me a late fee because I tried to pay in person and so I could get a recipt.
And are there any restrictions on how high a late fee can be?

OK #1 you are entitled to NOTHING.......the pool was not a part of your lot rent since you have NOTHING in writing about it!

#2 Mail your rent at the USPO and get a certificate of mailing, all of 60 CENTS, that will hold up in court as proof the rent was not late! I mailed on the 4th here is my proof!

#3.. $45 is rediculous and I cant believe a judge will allow her to collect it since she is never there to accept the rent, what are your hours of operation Ms Landlord?

Do you have an address where the tenant can pay you the rent in person? What is it?

And NO they wont pay you moving.....YOU have learned in this lesson:

Promises are worth the paper they are printed on...in your case NOTHING!
